Dealing with the death of a loved one is one of the most significant challenges we face in our lifetimes. At Property Clearance, we understand the difficulty of this situation and we aim to help in a small but important way, with the issues that must be addressed regarding deceased estate property clearance and respectfully handling possessions. In the context of property matters, we recognise the practical and, more importantly, emotional challenges that often arise. The responsibility that falls on family members in these circumstances is both significant and trying. Many of our clients describe it as overwhelming and we completely understand. That is why we want to help. Our team are experienced at dealing with these delicate situations. We will develop a personalised solution to help you manage the deceased estate of your loved one, no matter what circumstances exist. Our aim is to help you in a compassionate and respectful manner. In the interests of preserving your emotional wellbeing, you have the option to choose to have as much, or as little involvement as you see fit.

Helping You Manage Deceased Estate Property

Generally, in a deceased estate situation the objective is ultimately to sell or rent the property for the benefit of the beneficiaries. Of course, it is normally up to the administrator or executor of the will to decide upon a course of action in these situations. At Property Clearance, we are familiar with what is involved in these processes. Our team has a lot of experience working with families to manage a deceased loved one’s property. This includes the identification of items that may have personal or sentimental value to family members and should therefore be retained.

At Property Clearance, we can manage your entire clearance of possessions on behalf the estate. Our services are customisable, so you can tailor them to your situation. We offer complete services to sell, donate, recycle or dispose of any items of the estate property. Our services extend to every single possession in the estate. This even includes disposing of hazardous items and securely disposing of confidential documents. In addition to this, we can assume management of any homes or properties, on behalf of the estate. We will ensure that homes or properties in the estate are cleaned and maintained as necessary. If you desire, we can even arrange for the renovation and sale or rental of the estate property. Our services are designed to be:

  • Respectful of the grief that comes with deceased estate clearance, and the legacy of those who have passed
  • Helpful in a practical way
  • Personalised, to meet your individual needs
  • Extensive, to manage any situation that arises

How We Help With Deceased Estate House Clearances

Every deceased estate clearance is different. Deceased estates comprise all the property of an individual at the time of their passing. This means that we have to manage a wide variety of property in the course of our duties. To make sure that we meet the needs of every client, we have developed a specific process. This process places you at the centre as we initially work hard to understand your circumstances, objectives and priorities. We consider working with families on a compassionate basis and in a way which respects the legacy of those who have passed to be the most important aspect of the services we provide.

1 Contact us for a telephone consultation

You can contact us at any time to arrange for an initial phone consultation. These consultations normally take about 15 minutes, to half an hour. We find that this is generally enough time for us to discuss your needs in sufficient detail. Our aim during this meeting is to acquaint ourselves with your situation and priorities. By doing this, we can get a clear picture of your needs, and what needs to be done to meet them.

2 We will develop a service outline and a quote

When our phone meeting is complete, we will have enough information to form a plan. We call this our service outline. Basically, this is the approach we will take to respectfully and efficiently manage your loved one’s possessions as we clear the deceased estate property. Typically, this service outline will consist of two phases, firstly the respectful clearance of possessions and then secondly the preparation of the property for the sale or rental market. Always within 24 hours of our telephone consultation, we will provide you with a fixed fee quotation as well as the service outline on how this will be delivered.

3 We will commence the clearance process

If you are satisfied with our service outline and confirm the engagement of our services we can organise a time to begin the clearance process. Of course, we will work closely with you to make sure that your expectations are met. Typically, we only require access to the property for 3-5 days. This timeframe allows us to complete all the necessary clearance activities. In most cases, we can begin work as early as 2 weeks after confirmation. In addition, we can generally prepare a property for sale or rent within 30 days of confirmation.

Common Deceased Estate Property Questions

There might be items of significant financial value in the home. What will happen if you find such items?2020-09-03T22:58:42+10:00

This is a part of our role that we take very seriously and approach with unwavering integrity. All items in the home belong to the estate. As such, they will be retained for you. Even after families have removed items of sentimental or financial value prior to the commencement of our work in over half of our engagements we locate items that were previously unknown to family members. These types of items normally include jewellery, antiques, and even cash. In every case, we return these items to the family.

I have family members with differing views on how to approach this situation. Can you help?2020-09-03T22:58:42+10:00

At Property Clearance, we recognise that minor disagreements often arise when a loved one passes. We also know that these types of circumstances can be challenging to navigate. That is why we provide you and your family members with a detailed and comprehensive service outline in writing upfront in our engagement process. Our service outlines are always built on respect for those who have passed, and compassion for those who remain. We have found through experience that this provides families with a solid foundation upon which to come together and consider the best course of action. Often, our detailed service outlines provide reassurance to family members. In these types of situations, reassurance is important, as is compassion and respect.

Would it reduce the cost if we removed as many items as we can by ourselves?2020-09-03T22:58:42+10:00

If you want to remove items from the deceased’s property, we do advise that you limit this to items of sentimental importance that the family wish to retain. If you remove other items, it normally amounts to quite a lot of effort on your part. The effort you exert doing this is not always reflected in the money you save on fees. To put this in perspective, it might take a family of two a day or more to move 4 trailer loads of items. In contrast, it would take our team of two only a couple of hours. This is because we have the equipment and experience to manage these situations efficiently.

As executor of the will, I am responsible for full record-keeping with regard to the items in the home. Can you assist with this?2020-09-03T22:58:42+10:00

At Property Clearance, we understand the responsibilities that come with being
executor of an estate. As a part of our services, we strive to assist you in this regard. This includes keeping a complete record of the significant items we remove, as we remove them. This is a very important part of the process. In some cases, keeping detailed records and inventories is a legal obligation that is imposed on the executor. We recognise the importance of this and have a targeted process to ensure that everything of significance is accounted for.

How much do your deceased estate clearance services cost?2020-09-03T22:59:52+10:00

Our services differ in price according to the nature of the property and your objectives. . In most cases, our fees amount to between 0.5% and 1% of the property value. For this cost, you get the peace of mind that comes with knowing that your situation is being handled with the upmost care, respect and integrity.

Are you equipped to manage homes with decades worth of possessions still inside?2020-09-03T22:59:52+10:00

We often encounter clients who are concerned that their deceased loved one’s home is too messy. If you share this concern, then don’t worry. We have a lot of experience in this area and we understand that some homes are not as organised as others. Our team is methodical, respectful and compassionate. This allows us to deal with any estate clearance situation that is presented to us. Deceased estate properties can come in all manner of forms and we are equipped to provide personalised solutions for all of them.
